Job Description

The Senior Quantity Surveyor will join our in-house team of quantity surveyors in Victoria, BC, providing cost consulting services on a wide range of projects throughout Canada.

Roles and Responsibilities

  • Prepare estimates at various stages of project documents (schematic, design development, and construction documents).
  • Manage multiple projects simultaneously.
  • Obtain clarification on plans and specifications from architects and engineers when necessary.
  • Develop unit costs accurately.
  • Attend project site meetings, tours as required.
  • Prepare reports to support cost estimates.
  • Assist in preparation of change order review analysis.
  • Manage client relationships in a manner that leads to contract renewal and referrals.

Skills and Competencies

  • Strong knowledge of CIQS standard method of measurement - elemental and trade format.
  • Understanding of residential and commercial projects, including pricing in current market.
  • Excellent knowledge of communication tools such as email, internet, and Microsoft products (e.g., Word, Excel, Office, Outlook).
  • Ability to work in a team and independently.
  • Possess good organizational skills.

Education and Experience

  • Diploma in Architectural, Construction, or Civil Technology, Construction Management, Quantity Surveying, Building Science, or in a related field.
  • PQS designation or member of CIQS/RICS accreditation.
  • 5+ years of estimating/quantity surveying experience.

The Senior Quantity Surveyor/Estimator will join our high-rise division and to work on multiple projects in Vancouver, BC.

Roles and Responsibilities

Essential Functions:

  • Performs accurate, thorough and timely quantity takeoffs for all systems for all levels of project documents (schematic, design development and, construction documents).
  • Manages multiple projects concurrently with ability to multitask.
  • Obtains clarification on plans and specifications from architects and engineers when necessary.
  • Will assist the project management team in soliciting and analyzing subcontractor and vendor pricing input.
  • Develops unit costs accurately.
  • Considers and understands problems, and identifies appropriate solutions.
  • Develops knowledge in building designs, systems and construction materials through available resources and uses this knowledge in guiding the owner to a viable project.
  • Accurately assesses and plans takeoff workload. Proficient in all computer software programs used in pre-construction.
  • Attends project site pre-bid meetings, site tours, and post-bid interviews as required.
  • The majority of the work is completed in an office setting at the main office.
  • Periodic meetings at off-site locations may occur.

Skills and Competencies

Preferred Experience:

  • Possess good organizational and management skills, and strong verbal and written communication skills.
  • Able to develop new skills and knowledge quickly.
  • Resourceful and diligent in seeking solutions to problems and adapting to new situations.
  • Possess the ability to estimate all aspects of a residential construction project, assemble into one budget.

Education and Experience

Minimum Requirements:

  • 10 years of pre-construction/estimating experience on commercial construction projects. Knowledgeable in all of the following building project residential components: civil/site work, foundation and structural systems, interior finishes, exterior wall systems, mechanical and electrical systems and the costs of these systems.
  • Must be able to operate as a standalone estimator able to handle complete projects if required.
  • Strong computer skills including the ability to use estimating software, word processing, spread sheets, bid management, online plan rooms and company communication tools, such as email, internet, and Microsoft products (e.g., Word, Excel, Office, Outlook).

Job Description

Structural and Architectural Pre-Construction Cost Estimator

As a Structural and Architectural Cost Estimator, you will assume an active role in projects from concept design to contract documents. Your pre-construction estimating background, exceptional computer skills, and demonstrated people skills will allow you to contribute to the estimation of each project through to a successful consensus-driven reconciliation with the client and all stakeholders.

We are seeking a candidate in the Toronto area with 5 years minimum experience in pre-construction structural and architectural cost estimating for medium to large-scale projects. You will work closely with our highly specialized estimating and project management teams in our head office and regional offices.

Responsibilities

  • Preparation of detailed quantity surveys
  • Reviewing and comparing estimates
  • Communicating estimate and variances to Project Manager for reconciliation with client
  • Participating in reconciliation meetings with construction managers
  • Monitoring project costs, performing cost analysis, and preparing project reports
  • Reviewing bids for Project Manager
  • Participating in value engineering
  • Analysis of design documentation
  • Building office relationships, mentoring, showing leadership and collaboration
  • Integrating with estimate production team and process
  • Mastering cost estimation and scheduling software
  • Understanding and integrating within the Vermeulens culture

Qualifications

  • 5 years minimum structural and architectural construction cost estimating experience
  • Completion of a university Civil Engineering or Professional Quantity Surveying program or equivalent
  • Excellent interpersonal and communication skills
  • Highly organized, utilizing well-developed time management techniques
  • Skilled in delegation and proven ability to lead and motivate teams
  • Ability to lead meetings and open to traveling throughout North America in the future
  • Highly developed computer and technical skills including Excel and Access
  • Experience with On Screen takeoff and other digital estimating tool would be an asset
